When repair may be sensible

The key question is whether the repair can correct the cause and integrate reliably with the surrounding roof. A cheap patch that simply redirects water for a short time is not the same as a sound repair.

- Leaks repeatedly return in different places.
- Previous patch repairs make further work difficult or unreliable.
- Timber or deck condition indicates wider deterioration.
- The cost of repeated access and repairs is becoming poor value.
- Planned insulation or alteration work makes a coordinated replacement sensible.
Some older roofs remain serviceable with maintenance; some newer roofs fail early because of detailing, materials or installation. Condition and performance matter more than a birthday.

Do not make a major decision based only on where water appears indoors. Ask how the suspected entry point was identified.
What condition surrounds the defect?
A repair relies on adjacent materials being capable of accepting new work and continuing to perform.
How long should the repair reasonably last?
No contractor can guarantee weather or an entire ageing roof from one repair, but they should explain the intended outcome and limitations.
What access cost will be repeated?
If scaffolding is required for several separate repairs, coordinated work can sometimes be better value than repeated mobilisation.
What is included in a replacement quote?
Compare specifications as well as prices: covering, underlay, battens, ventilation, insulation interfaces, flashings, waste, access, guarantees and making good.
